The following information has been extensively researched for you by us, yet it serves only informational purposes and offers no legal advice. Therefore no liability can be assumed for the provided information.

Funding:

Italian banks also grant loans to foreigners in the amount of 50 to 75 percent of the appraised value of the property. If you are trying to fund as much as possible, assign an accredited appraiser to estimate the value of the real estate for you.

Loans for renovations are also granted up to the estimated amount. Here the cost estimate of a geometer/surveyer will be taken as a basis. Many banks have adapted to German clientele. Currently you pay about 5 % effective rate of interest, fixed for 2 years. If you are looking for long-term, fixed interest rates you have to calculate with a rate of about 6,2 %. Loans are granted for 20 to 30 years, depending on the age of the applicant. Up to an age of 50 years you can expect a maturity of 30 years. The applicant has to show proof that he is able to pay the installments for interest and amortization by means of disclosing tax returns, financial statements or other proof of income. Proof of an account in the home country can be helpful. The birth certificate must always be provided, spouses also need to provide the marriage certificate.

Insurance:

Even in Italy insuring your property is recommended. Apart from having an insurance policy against natural hazards other risks should be insured according to necessity and regional requirements. The easiest way is to obtain an appropriate assessment from a large insurance company that has specialized in insuring holiday properties.
